Residential Title Search
A detailed examination of public records related to a residential property. It verifies the property’s ownership and history and identifies potential issues affecting its title. It helps ensure the seller has the right to transfer ownership and reveals any outstanding liens, mortgages, or other defects that must be resolved before closing. Should title issues arise, the fantastic DT Residential team will work with you through each step to fix it.
Title Insurance
Protects property owners and lenders against financial losses resulting from defects in the property’s title, including things like liens, encumbrances, or claims of ownership by others. The insurance policy covers legal and financial risks related to the property’s ownership history. It provides peace of mind knowing that you’re protected against potential financial losses due to title defects that might not be apparent during the purchase process. Title insurance is a one-time fee based on the purchase price of the home and/or the amount of the loan being taken on the property. The policy is effective for as long as the policyholder owns the property. DT Residential has a proven track record of flawlessly issuing title policies without any claims.
Escrow Services
Hold and disburse funds securely during the transaction. DT Residential is your go-to neutral third party, so you know your funds are safe with them. As an intermediary, they ensure all parties fulfill their obligations, protecting the interests of all parties, including the seller, buyer, and lender. Additionally, their disbursements are triple-checked for accuracy to ensure all funds are received and sent without error. All funds and documents are held in a secure escrow account and disbursed once all parties agree in writing on all disbursements related to the real estate transaction.
Closing Coordination
Manage the signing of all legal documents and final transfer of ownership. Most sellers can sign before closing, while most buyers/borrowers have to sign on the actual day of closing, as per lender requirements. The DT Residential team understands how busy life can be. We strive to make the closing process as easy as possible for you. In many cases, they provide a mobile notary/closer who can sign with you at a time and location of your choosing. Many of our customers prefer to visit our office. We will accommodate your schedule and make signing quick and easy.
Document Recording
Files necessary paperwork with the appropriate government offices. DT Residential consistently records documents immediately upon closing, using the latest e-recording software. E-recording software allows for same-day recording in most cases, allowing title policies to be issued quickly after closing.
